As part of Chichester District Council's continued commitment to improve the service it offers support to its private sector landlord partners through the private sector team. 

These are specifically for landlords who are willing to accept tenants claiming benefits. This page explains the scheme to you in order to allow you to make an informed decision as to the service. By accepting a tenant through our scheme you will not only be making a good decision for your financial future but you will also be making a real difference to someone else's life and helping to provide a happier and more stable environment in our district.

Until 31 March 2022, we are not charging our initial set up cost of £150.00 or our commission of 8% of rental income - you will receive all of the rental monies as income. This level of service includes all of the services:

  • Guaranteed rental income (terms & conditions apply)
  • 5 week deposit bond (maximum allowed by law)
  • Collection of rent on your behalf
  • Regular rent statements
  • Free inventory of the property
  • Access to a grant of up to £4,000 to bring a property up to accreditation standard with no need to match fund by the landlord (terms and conditions apply)
  • Access to a grant of up to £10,000 to bring an empty property back into use with no need to match fund by the landlord (terms & conditions apply)
  • Full Management / Repairs / Emergency call outs. Chichester District Council will handle all of the day to day running of the property, including organising contractors (either landlords preferred or local tradesmen). Any costs of works will be re-billed to the landlord through deductions from the rental income. Our full management service will also include regular visits to ensure the tenant is looking after the property.
  • Ensure that all statutory requirements such as gas safe certificates are valid and up to date.
  • Serving notice on the landlord's behalf if necessary.
  • Transferring of utilities and Council Tax liability between relevant parties.

Terms and conditions regarding grants available on request

Terms and conditions regarding guaranteed rental income - rent charged must be at or below the local housing allowance rate, tenant must be on full housing benefit, Chichester District Council must have placed the tenant in the property.

Please note: that all properties accepted onto any level of the scheme will be inspected by an Environmental Housing Officer to assess suitability. A property will not be accepted onto the scheme if it is deemed unsuitable and the landlord is not willing to bring the property up to standard or if the scheme is full (there will be a maximum number of properties taken through the scheme to ensure the management of those inside the scheme is to a first class standard).
